The cost of buying a 1 BHK in metro cities like Mumbai would cost a whopping Rs. 1 Crore making it out of reach for most investors.

In one of our earlier sessions, we have discussed to stay away from loans of any kind including housing loans.

This will mean we have to live in a rented house till sufficient corpus is being built.

A risk taking investor can invest in two or three good small cap or a mid mutual funds to begin using a discipline manner (such as SIP).

Investing in Smallcap MF will be highly risky but also highly rewarding when we have a long term view and patience with them.

As the corpus keeps increasing and becomes secured (say 60%), he would then move to Midcap Mutual Funds and by the time around 90% is reached, he could secure the funds by shifting the funds to a debt fund.
